This new build in Favona shows how smart design and teamwork can turn a backyard into a second home oasis.
At Our Projects, we love a good challenge, and this new build for Sharon + Wayne in Favona, Auckland, was no exception! This project was all about creating a fresh, functional space while navigating a few curveballs along the way.
The Vision
There was already a main dwelling where Sharon’s daughter and whānau live, and they wanted to build a secondary dwelling (what some might call a 'granny flat') at the rear of the property to create a bit of an oasis for themselves while keeping everyone close.
Initially, the plan was ambitious. With a generous loan approval, there were talks of adding extras like a pool to make the space truly special. But as the project progressed, lending restrictions tightened, and their initial approved budget was reduced significantly. This meant we had to rethink the design while still delivering a home that ticked all the boxes for Sharon + Wayne.
Building the Secondary Dwelling
This wasn’t your typical new build! The site originally had a garage conversion that wasn’t up to code. Sharon + Wayne wanted something compliant and moder – something they could truly call home.
We faced a few hurdles:
Proximity Issues: The new build was close to the existing house, which raised fire safety concerns. To avoid costly fireproofing measures on the existing dwelling, we switched from a gable roof design to a monopitch roof with increased height. This clever tweak allowed us to meet building standards without breaking the bank.
Stormwater Upgrades: Auckland Council required an upgrade to the stormwater system on-site. While this added unexpected costs, it was essential to get everything approved and compliant.
Tight Deadlines: Sharon + Wayne were keen to move in before Christmas, so we worked hard to deliver on time without compromising quality.
The final result is a stunning secondary home that feels like an oasis at the back of the property. Designed in collaboration with Masterplan Architectural, the house is modern, practical, and tailored perfectly to suit Sharon + Wayne’s needs.
Our Favourite Part
One of the highlights of this project was seeing how it brought everyone together – not just our team but also Sharon + Wayne’s whānau. Now they have a fully compliant home right next door to their loved ones. It’s heartwarming to know they can enjoy being close while still having their own space.
Plus, Wayne owns Junction Automotive (they look after all our vehicles!), so it’s been awesome supporting his whānau in return by building them something truly special.
Wrapping It Up
This Favona build is proof that even with challenges – tight budgets, council requirements, and tight deadlines – you can still create something amazing with the right team and mindset. We’re stoked with how it turned out and proud to have been part of Sharon + Wayne’s journey toward their dream home.
